74 were appointed to design the interiors for several building typologies within Cotton Quay, a transformational £365m waterfront development for clients Royalton Group. 

The 8.5-acre mixed-use scheme comprises 1,493 homes across BTR and CoLiving, two hotels, CoWorking space and 31,500 sq ft of commercial provision, all set amongst expansive public realm including harbour baths and a waterfront promenade.

Positioned 2 miles from Manchester city centre, adjacent to MediaCityUK, The Lowry, and Old Trafford, Cotton Quay’s CoLiving towers demonstrate performance-oriented design that acknowledges CoLiving's unique operational challenges. Through design intelligence that understands how people actually live in vertical density, we delivered spaces that reduce churn, minimise voids, and command the 10-20% premium that makes ambitious co-living developments commercially viable.
